5 Reasons You Need To Fire Your Agent Now!

Firing your agent may seem like it is more trouble than it is worth, especially when you are in the middle of a contract.  

However, the following behaviors, unless improved upon, can be worse than working on your own. Of course, working with your current agent would be ideal, I mean none of us is perfect right? However, as an agent, I will say this, once these behaviors consistently manifest themselves. It may be time to move on. 

The Ghostly Agent







This can be a fundamental flaw when it comes to the selling or buying of your home. Be on the lookout for the agent who “ghosts you.” Casper was friendly but this type of ghost could cost you thousands! 

If you have called your agent multiple times to find out about the status of your home on the market. Or you have questions about your contract and you are not hearing back from your agent in a timely fashion. This is a red flag. 

Hey, we are all busy, agents more especially. However, you should not tolerate an agent who will not at least tell you, ”Hey I am busy right now I will get back to you within x amount of time” The ability to acknowledge an inquiry is essential to the fiduciary relationship between an agent and a client.  How can an agent look out for your interest, if they don’t know what it is simply because they won’t pick up the phone? 

The I Can’t Hear You Agent









Your home is just that yours. Any decisions regarding your home should be yours. I will be honest, as an agent, I struggled with this myself. I wanted to impose my idea of what I thought was best for my clients. This is not listening. 

You deserved to be listened to.  Agents are called to guide you in your decision not make it for you. It is not an agent’s job to decide anything, even if we believe it goes against your best interests. However, a good agent will not be a yes man/woman. In fact, a caring agent will give you the truth even if it is hard to hear. Ultimately, the decision is yours and when you communicate your wishes to your agent, they should do it.

The Know It All Agent








There is no such thing as an expert who knows the answer to every question, no matter how long they have been in their respective business.  A true professional acknowledges this and lets you know “I'm sorry I do not know the answer to that but I will find out about it and get back with you”. Furthermore, as a client, you don’t need an agent who knows it all. You do need an agent who is constantly willing to learn, and you should give them room to do that. Be wary of an agent who “wings it”. Your home or investment property is one of the most important decision you will make. Trust your gut, if you feel like your agent is feeding you pipe dreams then they probably are.

The Sneaky Agent







These are the agents you fear the most and for good reason.  These agents are in it for the commission only. They could care less if you get the best deal or if your home is sold for top dollar. All they see are the Benjamins. 

This type of agent tells you to drop the price of your listing without offering numbers to justify the decrease.  Or they stick to only showing new construction homes with a bonus from the builders. Or they work behind your back with the buyer and the seller.

Any agent you hire, especially if you are a new client, should be able to back up suggestions with facts. I would encourage you to listen to the tiny voice in your head warning you “ummm...this don’t match up”. When this occurs, do your due diligence and look it up, information is free and vast these days. Should your information not match up with your agents, you now have a great foundation to ask the right questions and determine if you have an agent who is looking out for themselves or you.

The Les Incompetents Agent







When I was taking my real estate classes there was a lady who shared with the class that she felt compelled to get her license because she had dealt with a negligent agent. Our teacher agreed with her and they later spoke privately about taking actions against the agent. I vowed right then and there that I would not be like the agent she spoke about. The great thing is there are many agents out there who share my sentiments. 

The reality is the entrance into this industry is not hard. Potential agents take classes for a few weeks, take a test and shortly after have the ability to help people with what will easily be the largest investment of their lifetime.  The good news is many agents are aware of this and take it upon themselves to pursue continuing education. This is the type of agent you want in your corner. 

If your agent is not able to guide you in finding the best home. If your agent cannot explain the contracts you have. If your agent doesn’t know how or when to execute parts of the contract to protect you as a seller or buyer. Then it is time to look at the competency of your agent. 

There is a plethora of information on the internet that can help you educate yourself and ensure you choose the right agent. Do yourself a favor and seek the information you need BEFORE you hire an agent!
